Kirkwood

My take

Kirkwood was its own town, with its own mayor, schools and fire department, until Atlanta annexed it in 1922, and it still runs like one. Downtown Kirkwood is a few blocks of Hosea L. Williams Drive with the post office, a fire station and the restaurants, and the library just off it. The neighborhood association is very active: it runs the Spring Fling, looks after the parks, and has a zoning committee that weighs in on new projects. Kirkwood is in the City of Atlanta but in DeKalb County, and most of the houses are Craftsman bungalows.

On foot

Downtown Kirkwood is a few walkable blocks of restaurants, bars and coffee, with Bessie Branham Park about an eight-minute walk away. The BeltLine’s Eastside Trail is about 2.3 miles west, roughly 15 minutes by bike. East Lake MARTA station is about 1.3 miles on foot, and Edgewood/Candler Park about 1.6.

2. Bessie Branham ParkThe neighborhood’s front yard and home of the Spring Fling. Its treehouse deck, built in 1994, is shaped like the United States, with a separate little deck for Alaska.
3. Williamson Urban ForestLong known as the Kirkwood Urban Forest: more than 10 acres of woods, trails and a community garden off Dixie Street.
4. The trolley trailPATH’s trail follows the old streetcar line along Hosea L. Williams Drive and Woodbine Avenue, through Gilliam and Coan parks, into Reynoldstown, a couple of blocks from the BeltLine.

Brunch

Sun in My Belly on College Avenue, and Le Petit Marché on Hosea.

Coffee & bakery

Taproom Coffee on the strip, and Evergreen Butcher + Baker (Wednesday to Sunday until 3; the burger is Sundays only and sells out).

Dinner & drinks

Urban Pie, Bob & Harriet’s Home Bar, Elmyriachi, and Jolene Jolene, which opened in 2026 billed as Atlanta’s first women’s sports bar.

Spring Fling and Tour of Homes in May at Bessie Branham Park, and the Wine Stroll in September.

What it’s like

Housing stock

Mostly Craftsman bungalows, with some Victorians, in a National Register historic district of about 1,800 contributing buildings. The old Kirkwood School is now 21 loft condos. Newer townhomes on Memorial Drive and apartments next to Pullman Yards.

Prices

Movoto put the median sale at $575K for September 2026. Monthly numbers swing with small samples, so ask me for current sales on your street.

Commute

About 4.5 miles to Downtown, 6 to Midtown and 13 to the airport. MARTA rail at East Lake or Edgewood/Candler Park, and MARTA Reach on-demand rides started here in March 2026.

Schools

Toomer Elementary, King Middle and Maynard Jackson High for nearly all of Kirkwood. Kirkwood residents also get lottery priority at Drew Charter. APS votes on new attendance zones December 7, 2026, so check your address with me.

Worth knowing

• Pullman Yard made artillery shells for the Allies in World War I, then was the Pullman Company’s sleeper-car repair shop from 1927 to 1954. It has since been a set for The Hunger Games and Baby Driver.
• A historical marker near Memorial Drive and Clay Street reads “Battle of Atlanta Began Here.”
• Goosebumps 2 filmed its trick-or-treat scene on Kirkwood’s streets in 2018.

What to watch for

Pullman Yards is a 27-acre event venue on Rogers Street with hundreds of events a year. Neighbors on Rogers Street and Wade Avenue have complained about bass that shakes their walls and event-night gridlock, and a parking deck for 360 to 400 cars went under construction in 2026. FEMA flood zones follow the creeks: parts of Rocky Ford Road, Ridgedale Road and 1st Avenue are in the mapped zone, as is low ground around Williamson Urban Forest and near Woodbine Avenue by Memorial Drive. And the National Register listing has no local design review, so it doesn’t stop a teardown or a big addition next door.
